What a Real Vapor Barrier Actually Does Under Your House

People ask me about vapor barriers more than almost anything else under a house, and most of what they have been told is half right.

Here is what a vapor barrier actually does. The ground under your house is always giving off moisture. That moisture rises into the crawl space, into the wood, and through the stack effect into the air you breathe upstairs. A vapor barrier covers the ground and stops that ground moisture at the source. That is the whole job. It is a ground cover, done right.

Done right is the part that matters. A real barrier is heavy material, not thin plastic that tears when you crawl on it. The seams overlap and get sealed. It runs up the foundation walls and around the piers, not just flat on the dirt between them. And it stays intact, because a barrier full of holes and gaps is just plastic on the ground.

Here is what a vapor barrier does not do. It does not dry the air. Humid air still comes in through vents and gaps, and it still condenses on cool ducts and wood. It does not move standing water out. And it does not fix wood that is already soft. I see houses every month with a barrier down and mold still growing, because the barrier was the only part of the job that got done.

So when is a barrier by itself enough? If your crawl space stays dry, you have no standing water, and the humidity is under control, a well installed barrier may be all you need, and I will tell you that on the inspection. If the air is wet too, the barrier is step one of a full encapsulation, with the vents sealed and a dehumidifier sized to your actual space. The barrier we install carries a 25 year manufacturer warranty, and I would rather size the job to your house than sell you the biggest version of it.

If you are in the Sandhills and you are not sure what is under your house, call me at (910) 994-6759. I will come look, show you pictures of exactly what I see, and tell you plainly whether you need a barrier, a full system, or nothing right now. You can read about the full system here: https://www.crawlspaceops.com/encapsulation

A musty smell usually isn't coming from the room you're standing in — it rises from the crawl space through the stack effect. Here are the three usual culprits: mold, standing water, or materials a pr
