Everyone Keeps Asking Me About Crawl Space Repair This Month
Searches for crawl space repair just spiked across North Carolina. I can guess why. Fall rain plus houses starting to shift as the ground cools, and people finally going down to look at what the summer did to their crawl space.
So here is what crawl space repair actually means, plainly. In almost every house I go under, repair means wood. Floor joists that have softened from moisture. Sill plates that are starting to go. Band joists that are carrying rot from a leaky vent. Sometimes a pier that has settled and needs to be reset.
Here is the part most quotes skip. You can replace every bad board under a house and it will not hold if you do not fix what ate the wood in the first place. Moisture is the cause. The repair is the symptom. A repair quote that does not talk about the moisture is a quote for a job you will pay for twice.
When I do an inspection, I photo document every soft joist and every wet sill plate and show the homeowner the pictures before I talk money. You should expect the same from anyone you call, including me. If a contractor prices your repair without pictures of the wood, he is guessing, and you will be the one who pays for the guess.
One more honest note. Not every repair needs me. Some houses I look at just need a vapor barrier and a dehumidifier sized to the actual space, and the wood is fine. I would rather tell you that on the inspection than sell you a repair you do not need.
